Once we have produced the Inventory we recommend that we use this to check the tenants check into the property.

On check we will take the tenants through the Inventory document line by line. If there are any changes to make to the inventory these will be recorded on the check in document, each page of this document is signed by the tenant and witnessed by. This ensures the tenant has confirmed they are happy with the contents of the report and in our experience ensures that there is a strong legal agreement as to the state and condition of the property.

At the end of the tenancy we would conduct the check out. We are able to use the previous documents assess the state and condition of the property when the tenants leave. This report will identify any material changes since the inventory was taken. This allows tenant and landlord to have a solid basis from which to agree any costs which may be incurred.

Property Visits/Periodic Reports can be carried out every 4, 6 or 12 months depending on the agreement in place. These normally form part of the letting agents ‘fully managed service’. The purpose of a Property Visits/Periodic Reports is to ensure the tenant is not mistreating the property, report on any specific areas of concern and report back any areas of concern.
